Industry News: Adaptive Reuse Conversion Proposed to Turn Downtown Office Towers Into 700+ Housing Units

We're thrilled to see the transformation of 621 and 633 17th Street into a full-block, mixed-use campus that redefines downtown living in Denver.
Led by The Luzzatto Company, Inc., this ambitious redevelopment brings together two high-rise office towers, a connecting structure, and a multi-level parking garage into a cohesive “vertical neighborhood” spanning nearly two acres.
The project will add more than 700 residential units, from studios to five-bedroom apartments, providing much-needed housing for long-term residents and families downtown. Ground-floor retail and a planned daycare will help create an active, livable urban environment.
With an investment of over $300 million, this office-to-residential conversion demonstrates both the challenges and potential of reusing underutilized office space. The project relies on a mix of public and private funding, including potential support from the Denver Downtown Development Authority, underscoring the value of public-private partnerships in revitalizing the urban core.
Located in one of the city’s most transit-connected corridors, this development stands out not only for its scale, but for its commitment to blending residential, cultural, and community-focused spaces into a single, integrated destination.
