Tiara Apartments Renovation

MDP provided design for the renovation of this affordable housing complex: a fourstory plus penthouse apartment building originally constructed approximately 60years ago, comprising 51 for-rent units across approximately 48,400 gross square feet. The unit mix includes studio, one-bedroom, and two-bedroom configurations, with accessible unit variations throughout.

Mechanical scope included replacement of existing heating-water fan coil units with low-ambient ductless split systems, new corridor HVAC providing outside air ventilation, and a new gas domestic hot water system with storage water heaters, circulation pumps, and connections to the existing building domestic hot water loop. Condensing units were coordinated for patio and roof placement across all typical unit types.

Electrical scope encompassed a full utility service upgrade and new distribution to support mechanical improvements, LED lighting replacement throughout, new unit panels, and updated outlets and switches. MDP also provided power and lighting design for a new site pavilion, replacement building-mounted lighting, and coordination of any new utility transformer or gear required.
