MDP provided mechanical, electrical, and plumbing (MEP) design services for a 6,000SF multi-phase tenant remodel at 1899 Wynkoop Street in Denver’s historic LoDo. The project elevated the tenant experience from arrival to daily use while preserving the building’s distinctive character.
Phase I transformed the first-floor lobby and elevator lobby—expanding into an adjacent suite to add a new security desk, café/bar, casual seating, conference spaces, honesty market, and upgraded public restrooms. Phase II enhanced the exterior façade and fifth-floor terrace, introducing inviting outdoor work and social spaces, upgraded storefronts,signage, and lighting. Phase III reimagined the bike storage and fitness facilities with new all-gender shower rooms and improved circulation.
MEP design included strategic relocation and addition of air terminals and diffusers, power and lighting circuiting, integrated lighting strategies, and plumbing for new fixtures. Through careful phasing and design coordination, MDP helped modernize and activate the building’s public spaces, strengthening its position in Denver’s competitive office market.
